Modular housing provides an innovative and cost-effective way of building homes, ensuring rapid completion.
The modular ‘Factory Built’ methodology has many advantages and prefabrication significantly simplifies the construction process. The construction of modules using CLT (cross-laminated timber) technology combines high strength, advanced technology and the beauty of the natural raw material.
While the modules are assembled in the factory, site work such as laying the foundations or preparing utility connections can begin simultaneously. This significantly reduces the time needed for the overall construction compared to conventional methods.
The completed modules are joined together on site. The final stage of construction includes the completion of external systems, such as cladding and roofing elements, and the completion of internal common spaces, such as lobbies, stairwells, lift shafts or balconies. The finished building can take any form that is indistinguishable from any site-built product.
The façade of the building is designed as a ventilated façade system using façade panels such as fibre cement. The technology combines the large format of the external panel with an inexhaustible wealth of creative solutions. A rich colour palette and a variety of structures make it possible to adapt the building to any architectural space and diverse location.
The use of ventilated construction prevents thermal bridges, eliminates condensation and mould growth.
The use of additional balconies makes it possible to differentiate the appearance of the building’s façade, adding dynamism to the mass. The balconies can be used to create additional usable space and thus create an intimate area in the city centre, which is very much in demand today. Accessible balconies are energy-efficient, do not cause thermal bridges, and effectively protect facades and windows against the damaging effects of atmospheric agents such as rain, snow or frost.
EXAMPLE TYPES OF FLATS M3 AND M2
The flats are built on the basis of a 280 cm x 840 cm module.
Combining two or three modules makes it possible to create five types of flats (Ml, MlA, MlB, M2, M3) .
M2- dwelling unit for 2 persons, consisting of 2 rooms, including one room with kitchenette
M3- dwelling unit for 3 persons, consisting of 3 rooms, including one room with kitchenette
The advantage of using apartment modules in a multi-family building is that they are ‘flexible’ and can be modified according to market needs. All flats are well lit by sunlight.
